3D property walkthrough.

For the agency that sells homes to buyers who have not yet set foot in them. The property is scanned in 3D as it is, the walkthrough goes on your website and you receive the videos to advertise it. The buyer walks into the house from any country, before asking for a viewing.

One visit, all the material.

  1. 01 / 05

    The visit.

Every room is scanned from several points. Each point of light is a measurement of the house.

  2. 02 / 05

    The model.

The measurements form the house in 3D, to be seen from above, from outside and from within.

  3. 03 / 05

    The walkthrough.

The camera comes in through the front door and moves through the house room by room, as the buyer would on a viewing.

  4. 04 / 05

    On your website.

The walkthrough lives on the property page of your agency’s website, beside its details and its contact button.

  5. 05 / 05

    In your ads.

The same model gives the videos in vertical, square and landscape formats, ready to advertise the property.

Who it is for.

  • You sell to buyers who live in another country and decide whether to travel after seeing the house.
  • You hold exclusive villas, estates or penthouses that photographs do not explain: the light, the layout, what each window looks out on.
  • You are marketing a new development and need to show the homes before they exist.
  • You want the owner to see, when they give you the mandate, that their house will be presented as it deserves.

What is included.

  1. The capture visit.

One visit to the property, on the day and at the time you agree with the owner. Every room, the terrace and the garden are captured with photography and 3D scanning. The owner only has to prepare the house as for a viewing.

  2. A 3D model of the real house.

Thousands of photographs rebuild the property in three dimensions, to be walked through with a finger or a mouse. It is not a render or a generated image: it is the house as it is.

  3. The outside, from the air.

For villas and estates, a licensed pilot flies a drone to capture the plot, the pool and the surroundings. Where the rules do not allow flying, the outside is captured from the ground.

  4. A page for the property.

On your agency's website, a page where the camera moves through the house as the buyer scrolls, with the details of the property and its contact button. In your buyers' languages.

  5. The videos to advertise it.

Camera moves taken from the model and edited in vertical for Instagram and TikTok, square for the feed and landscape for your website and YouTube, with the ad copy in each language.

  6. Stills and floor plan.

Images of every room from its best angle, taken from the model itself, and an indicative floor plan for the portals and the property brochure.

  7. The owner's privacy.

Before anything is published, family photographs, documents and personal objects are removed, and cameras, alarms and safes are hidden. If the owner asks, the full walkthrough opens only with a code your agency gives to qualified buyers.

  8. Yours to sell that house.

The model, the videos and the images belong to your agency to promote the property, with no licences to renew. Twelve months of hosting for the walkthrough are included.

    Request

Travel and accommodation for the visit are invoiced at cost. For several properties a month, a portfolio rate.

How it works.

  1. Before

    Request.

You tell me about the property in the form on this page. I reply in writing with a fixed price and a date for the visit, and 50% secures the date.

  2. Day 1

    Capture visit.

Half a day for a flat, a full day for a villa. The inside, the outside and, where flying is allowed, the aerial view are captured.

  3. Days 2 to 6

    3D model.

The house is rebuilt, whatever should not be seen is cleaned away, and I send you the model to approve with the owner. On approval, 30% is paid.

  4. Days 6 to 9

    Page and videos.

I build the property page on your website, edit the videos and write the copy in each language.

  5. Day 10

    Delivery.

You receive everything ready to publish, with three rounds of changes included. The remaining 20% is paid on delivery.

A villa takes 15 working days, an estate 20 and a new development 6 weeks. The calendar of each property comes with the quote.

What you hold in your hands.

  • The 3D model of the property, to walk through on a phone or a computer.
  • The property page on your website, in the agreed languages.
  • The ad videos in vertical, square and landscape, with their copy.
  • The stills of every room and the indicative floor plan.
  • Twelve months of hosting for the walkthrough, and the files for your own server if you want them.

What is not included.

  • Travel and accommodation for the visit, invoiced at cost and stated in the quote before you pay.
  • The advertising spend. Your agency pays it directly to Meta, Google or TikTok; if you want me to run the campaign, it is quoted separately.
  • Virtual furnishing of empty rooms. It is done only on request, and every image says so.
  • A new website for your agency. If yours cannot hold the property page, the walkthrough is published at its own address, linked from your website.

Questions

What I am often asked.

If your question is not here, add it to the request and I will answer it with the quote.

How is this different from the usual virtual tour?

The usual tour jumps from one panoramic photo to the next. Here the house is rebuilt in 3D: the camera moves through it without jumps, it can be seen from outside and from above, and the page, the videos, the images and the floor plan all come from that same model. One visit gives all the material.

Is what the buyer sees real, or is it artificial intelligence?

It is real. The model comes from photographs of the house itself, it is not created by an AI, so the buyer sees the light, the materials and the layout they will find. If anything is retouched, for instance a personal object is removed or a room is furnished virtually, the image says so. That is what the EU AI Act asks of retouched images that look real, and it means no one arrives at a viewing and fails to recognise the house.

Is it not a risk to show the inside of a villa?

It can be, which is why it is decided with the owner. Before publishing, cameras, alarms, safes and everything personal are hidden. If the owner asks, the public page shows only part of the house, and the full walkthrough opens with a code your agency gives to qualified buyers.

What does the owner need to prepare?

The house as for an important viewing: tidy, with the blinds up and no cars in front. The owner does not need to be there; someone just has to open the door and stay during the visit.

Where is the walkthrough published?

On your agency's website, on a page of its own for the property, added to your website without rebuilding it. If your website does not allow it, it is published at its own address, linked from your website and from the portals. The videos work for Instagram, TikTok, YouTube and the portals that accept video.

Do you work with agencies that have many properties?

Yes. For several properties a month we agree a portfolio rate, on the same terms. And what I see of your agency and your owners never leaves this work.

Why this price?

Because every property takes a visit, days of work on the model and pieces made by hand in several languages. A drone video stays a video; here the same visit gives the page, the videos, the images and the floor plan. The price is fixed before the visit and does not change.

Let the buyer walk in before they travel.

Tell me about the property and I will reply in writing with a fixed price and a date for the visit. A flat, from CHF 3,000 or €3,200.

Your agency’s website, too.

If the whole website is not up to your properties, I design it to measure, with confidential valuations, an off-market collection and an AI adviser in the buyer’s language.
